  Rate Rider Leads

Each month, LandAmerica eSolutions assembles the most recent adjustable rate rider leads information for California and delivers the source spreadsheets to the customer service departments for many LandAmerica brands.

Note: We currently have leads through February 2009.

Download the Rate Rider Leads Request Form (PDF) (Word) and submit to your sales or customer service representative.

What Are Rate Rider Leads?

Adjustable rate rider leads provide prospect information on homeowners who have not refinanced and are approaching the recast date on their adjustable rate mortgage (ARM). The data we provide has valuable information on these prospects, including the first change date for the ARM. Depending upon the Loan To Value of the property, these leads are perfect for lenders and realtors seeking customers who want (or need!) to refinance or sell their house soon.

Who Wants These Leads?

Both lenders and realtors want this information as homeowners with mortgages about to adjust have just four (4) options to choose from:

1. Absorb the increase in their mortgage payments
2. Refinance
3. List the home for sale and/or short sell
4. Default on their payments and risk foreclosure

Tips For Submitting Requests for Rate Rider Leads

1. Do not submit requests that are too narrow, such as small geographic areas combined with specific surname or phone number requests.

2. The most important information to search by is Loan To Value (LTV), Mortgage Amounts (both maximum and minimum), Type of Lender, Occupancy Type, and Property Type.

3. Remember that the Do Not Call list limits the lead information so that only 1 in 10 records will have a phone number that is legal to call.

4. For lenders seeking refinance opportunities, order leads with an LTV below 80%.

5. For realtors seeking listing opportunities, order leads with an LTV above 95%.
